Whitehall Property Investments Limited intend to apply for permission for a Large-Scale Residential Development (LRD) for Assisted Living Accommodation (ALA), on lands at Whitehall Road, Dublin 14. The site is bound to the north by the Good Shepherd National School, to the east by Whitehall Road, to the south by the rear gardens of houses fronting Nutgrove Avenue and to the west by the Castle Golf Club.

The development proposal is for Assisted Living Accommodation providing 117 no. assisted living residential units in 3 no. blocks and sports facilities improvements and landscaping to the Good Shepherd National School grounds.

 

The development is described as follows: –

  • Block A is a perimeter block design with an enclosed communal open space courtyard at podium-level, with undercroft accommodating car and bicycle parking, refuse stores and apartment storage areas. The building is part 4-storey, part 5-storey and provides 79 no. units consisting of 22 no. 1-bed units (including 2 no. guest units) and 57 no. 2-bed units with associated terraces/balconies; Communal facilities including a gym, cinema room, consultation rooms, a meeting room, staff facilities, residents lounge, communal dining room and café/tearoom with an associated outdoor terrace, all located at ground floor level and a library located at first floor level;
  • Block B is L-shaped along Whitehall Road and fronting onto a public plaza to the front and to a podium level open space behind with undercroft accommodating car and bicycle parking. The building is part 4-storey, part 5-storey and provides 28 no. units consisting of 24 no 1-bed units (including 1 no. staff accommodation unit) and 4 no. 2-bed units with associated terraces/balconies; caretaker’s office and laundromat located at ground floor;
  • Block C is part 1-storey, part 2-storey and consists of 2 no. terrace blocks providing a total of 10 no. 2-bed units with associated private amenity spaces;
  • The existing front boundary to Whitehall Road will be removed to create a public realm enhancement, including a landscaped public plaza and a children’s play area;
  • Improvements to the Good Shepherd National School grounds to the rear (west) of the ALA, including a 50m X 80m artificial surface all-weather sports pitch with mesh fencing to the perimeter, ball stop netting, a practice wall, lighting, and landscaping;
  • A dedicated pitch emergency access route from Whitehall Road;
  • Vehicular and pedestrian access to the ALA from Whitehall Road;
  • Landscaping, boundary treatments, public lighting, outdoor fitness equipment, allotments and ESB substation;
  • All associated site works and services.
